Balconies
The old wooden balconies will be removed and replaced with larger new models. Instead of the current four-foot depth, the new balconies will be six feet deep – allowing more usable area for recreation. They will have support pillars instead of the current “cantilever” design.
The present slatted-wood design will be replaced with a design of black aluminum and tempered glass. It will look more stylish, and will also weather better and be easier to maintain.
The black aluminum posts, rails and decorative caps will match the colour of the existing window exteriors. The clear tempered glass will be sturdy, attractive and easy-care. The composite wood decking will also be longer-lasting and more modern.
The construction beams and posts will be of pressure-treated wood, for maximum durability; for a uniform look, they will be wrapped in pre-finished aluminum cladding. Where the posts are embedded in the patio stones, matching “post skirts” will be installed.
Cedar Shingles
The present natural-wood shingles have been upgraded several times since the buildings were first constructed in 1977. The board has now decided to move the community into the modern era: the cedar will be replaced by shingles made from an attractive, natural-looking silver-grey synthetic material – one that will age in a uniform way, and will last much longer than real wood. (Samples of the synthetic shingles are available for viewing in the condo office.)
Siding
The current stucco finish will be replaced by cement-board siding, which will blend better with the new shingles, and will also be more durable and long-lasting.
The Process
The board will keep you updated through regular newsletters about the process of fine-tuning the scope of the work, putting out tenders, collecting bids, and contracting the work. We recognize that some inconvenience and disruption is inevitable during the upgrading process, and asks for your patience and understanding. The end result will be a big improvement in the appearance of our community – and in the value of our homes.
